Central 7 is Oman's first tier 1 sustainable office building with LEED Gold certification ambitions. The 7-storey building offers 24,000 sqm of smart office space with flexible design options, 4-meter high ceilings, and advanced infrastructure including UV HVAC disinfection, eco AC systems, and voice-controlled elevators. Unit sizes range from 35 to 4,040 sqm. All ground-floor units are dedicated to retail.

Construction Dynamics

The project is currently in the Full Structural Rise phase. The building has achieved a significant portion of its planned height, and the focus remains on maintaining a rhythmic pouring schedule for the remaining levels while beginning the transition toward internal works on the completed lower floors.

The development has transitioned from individual vertical elements to integrated floor plate construction. By completing large sections of the horizontal slab, the project has established a solid platform for the rapid "cycling" of upper floors. The site is currently operating at peak structural capacity.

The project has successfully moved past the excavation phase and is now in the Core and Shell stage. The focus is currently on the structural integrity of the frame, ensuring that the building’s geometry begins to mirror the architectural design seen in the surrounding urban context.
